What building up adds
Second stories need structural support for the new floor, a new roof, and extended heating, plumbing, and wiring. Those items are why the per-square-foot rate is higher than for a ground-floor room. Get a structural check early, and price the roof and services as separate lines.
Planning estimate only, based on 2026 cost data. It is not a quote. Get itemised bids from licensed local contractors before building, and set aside a 10–20% contingency for permits, design fees, and site surprises.
